Planning Commission Votes for Second Deferral

Those Yukon and Oklahoma City residents waiting for updates on the proposed hyperscale data center project on the city’s western edge will have to wait a bit longer.

The Oklahoma City Planning Commission voted to defer the rezoning request for the project until January 15, 2026, extending the decision for another two months.

It was among several rezoning items deferred to mid-December or January during the Commission’s latest meeting. This marks the second delay, following an earlier vote in October to defer the same request.


Oklahoma City’s First Hyperscale Data Center Proposal

While Oklahoma City already hosts nine operational data centers, this proposal stands out as the first hyperscale facility under review.

Hyperscale data centers are significantly larger and more complex than standard facilities. They house thousands of servers, offer massive networking capacity, and are built to power AI, cloud computing, and large-scale enterprise applications.

According to IBM, a hyperscale data center requires a physical site large enough to house all associated infrastructure, including at least 5,000 servers and extensive connection equipment that can span miles of cable. These facilities can cover millions of square feet, requiring major power and cooling capacity.


Proposed Site and Location Details

Border Between Yukon and Oklahoma City

Documents presented to the Planning Commission show the proposed site lies on land spanning both Yukon and Oklahoma City jurisdictions.

The location is north of Interstate 40, bounded by North Frisco Road on the east, and Richland Road on the west.

If approved, the rezoning would represent a major step toward establishing Oklahoma’s first hyperscale data center, potentially altering regional energy demand and infrastructure planning.

Documents presented to the City Planning Commission showed:

 Application by Gamma Resources, LLC and The Tony R Kouba Living Trust to rezone 3025 North Frisco Road from AA Agricultural and PUD-1637 Planned Unit Development Districts to PUD-2105 Planned Unit Development District. Ward 3.
